Our commercial property department comprises a team of seven Chartered Surveyors (all of whom are regulated by the Royal Institution of Chartered Surveyors) and are leading figures in their respective fields with specialist knowledge in all forms of commercial property including; retail, office, industrial, leisure, etc. The practice offers a wide range of commercial services including; RICS approved valuations, schedules of dilapidations and condition, rent reviews and lease renewals, rating, development consultancy, planning and property management.
Property Valuation
Belleveue Mortlakes offer independent valuation expertise for all types of commercial and residential property and for a variety of purposes including; accounting requirements, loan security, corporate planning, insolvency, taxation, probate, matrimonial, acquisitions and disposals and litigation. We are also very active in carrying out Full Building and Homebuyer Surveys. We act for many of the major lenders, insurance companies and building societies including; Lloyds TSB, Abbey, Alliance & Leicester, HSBC, Northern Rock, Nationwide, Bank of Cyprus, Laiki Bank, Turkish Bank and NatWest/RBS, to mention but a few.
Leasehold Enfranchisement
The leasehold enfranchisement team specialises in providing advice to clients involved with claims made to residential freehold interests and residential lease extensions, as provided for under the Leasehold Reform Act 1967 and the Leasehold Reform, Housing and Urban Development Act 1993. These include claims for the freehold of both houses and blocks of flats and statutory 90 year lease extensions for tenants in flats held on long leases.
